About the application process for a single house in a bushfire prone area

Today, WA BAL Report sheds some light on the application process for those wishing to build a single house in a bushfire-prone area. The application process for the construction of single houses has become more complex since reforms to the bushfire planning process were implemented on 8 April 2016. If you live in a bushfire-prone area, it is necessary to obtain a Bushfire Attack Level (BAL) Assessment and BAL Report to determine your level of risk from bushfires and the corresponding construction requirements.

The following steps are meant as a guide only, and you should speak to a bushfire professional or registered building surveyor about your individual requirements:

  1. Is the property within a designated bushfire prone area? If so, proceed to step 2. If not, no bushfire provisions apply, however owners are still encouraged to consider the bushfire risk relating to their property.
  2. A BAL Report is required to be undertaken if there is no BAL Contour Map.
  3. Is the Lot less than 1,100m2? If so, then proceed to step 7.
  4. Is the Lot greater or equal to 1,100m2? If so, is the bushfire attack level BAL-29 or less? If so, proceed to step 7. If the bushfire attack level is BAL-40 or BAL-Flame Zone, development application is required – proceed to step 5.
  5. The development application must address bushfire protection criteria with the aim of achieving a bushfire attack level of BAL-29 or less.
  6. The application will then either be approved or refused. If the application is approved, proceed to step 7.
  7. A Building Permit is required. The building must comply with the bushfire construction requirements. WA BAL Report can advise on your individual requirements.
